The initial pilot focuses on ordinary Victorian whole-property existing tenancies. Authority disputes, changed parties, complex arrears and tribunal matters need individual review.
Check your starting point
Confirm your authority, tenancy type and agreement with the agent. Review notice requirements, possible charges and the proposed handover date before sending anything.
Prepare your private property
Gather the address, essential management details, current agreement and renters. No advert, marketing description, photos for a listing or new applications are needed.
Request the handover records
Ask for the ledger, final statement, bond details, condition evidence, keys, open repairs and relevant notices. Review and send your own communications.
Prepare your tenants
Explain the change, repairs contact and planned management date. Send individual invitations when ready, with printable or email information for people who do not use the app.
Review the opening rent position
Keep the original rent schedule. Confirm paid-through dates, partial credits, uncleared payments and disputed amounts using the agency evidence.
Activate and finish the follow-up
Review the takeover date, contact arrangements and available commercial terms before activation. Track missing historical records and bond-provider transfer separately.

Keep original files and record where they came from. Start with the current agreement, contacts and rent evidence; follow up on missing historical material.

Keep agency contracts and invoices owner-private. Share tenancy evidence deliberately. Do not upload full application packs, identity documents or bank statements by default.
A CLEAR FINANCIAL CUTOFF
Keep tenant rent and agency money separate.
Payments the tenant already made to the agency must be included in the opening position. Money the agency has not remitted to you is a separate agency reconciliation issue.
A tenant paid the agency through 14 October and you take over on 1 October. The change of manager must not create a second rent demand for 1–14 October.
Compare the actual cost of switching
Check the management agreement for notice-period fees, termination charges, outstanding invoices and overlapping services. Record quoted, disputed and confirmed costs separately.
For first-year savings, subtract exit costs and your RentSeekr subscription from the recurring agency fees and extras you expect to avoid. For ongoing savings, compare recurring costs separately. Your time, repairs and other ownership costs still need a budget.

PREPARATION AND ACTIVATION
Review the terms before management begins.
The proposed switching offer is free private preparation with no card and no management subscription charge while awaiting handover. A plan choice and explicit billing authorisation belong at activation.
The approved pilot proposal includes a 30-day introductory management period once per eligible landlord account, starting at activation, and capacity for 1 managed property on Standard, 3 on Plus or 10 on Premium. Existing subscribers receive no new introduction for each added property. These terms remain unavailable pending release approval; published catalogue prices do not mean live billing is available.

RentSeekr provides self-management tools. You decide, communicate, arrange repairs and meet the obligations that apply to your tenancy.
The pilot does not include RentSeekr negotiating an agency exit or contacting the agent on your behalf. Any future assisted service would have separate scope and terms.

Common questions.
Do my tenants need to sign a new agreement?
A management change preserves the existing tenancy. The pilot does not ask tenants to reapply, undergo screening, sign a replacement agreement or pay another bond to access their records.
What if a tenant does not register?
Tenant registration is separate from management commencement. Provide printable or email information and a repairs contact outside the app so management can continue.
Does joining change where tenants pay rent?
No. Portal signup is separate from payment-arrangement agreement. Verify bank instructions independently, confirm the effective date and communicate the agreed change explicitly.
Can I leave my agency straight away?
Review your management agreement and current Victorian guidance. Notice requirements, fees and unresolved invoices can affect the handover. RentSeekr does not promise an immediate or free exit.
What if records or balances are missing?
Give each missing record an owner and follow-up date. Unverified or disputed rent figures need review before arrears automation; they should not cut off repairs or basic record access.
Is the pilot available for every Australian rental?
The proposed initial scope is ordinary Victorian whole-property existing tenancies. Other jurisdictions, room rentals and complex cases need separate support decisions. Find jurisdiction information.
