How ready is
your rental?
A little clarity before the next big decision.
Work through your state’s rental responsibilities, spot gaps in your process and leave with a practical checklist that’s yours to keep.
Check my readiness01 / YOUR RENTAL
Start with the basics
For landlords of ordinary private residential rentals. Assess one property at a time. Changing these details restarts the checklist. For safety checks, only count completed verification; future administrative steps can use a prepared process.
02 / YOUR CHECKLIST
Check your process
For safety and property checks, “Yes” means verified now with current evidence. A planned check is “Not yet”. For future administrative steps, assess the process you have ready. Choose “Unsure” if you cannot verify a requirement.
03 / YOUR PERSONAL SNAPSHOT
Your rental readiness
/100
This is a self-reported readiness score, not a legal audit, certification or guarantee. It cannot detect every requirement or verify the property’s condition.

How the score works, sources and limits
Each applicable check has equal weight: Yes = 1, Partly = 0.5, Not yet or Unsure = 0. The score is earned points divided by applicable checks, rounded to a whole percentage. All checks must be answered. Gas and pool questions are removed only when you select No. Unknown equipment status keeps those checks included.
Weights describe preparation, not the seriousness of a breach. Safety gaps are flagged separately. 80–100 indicates a stronger reported process, 50–79 indicates a developing process and below 50 indicates substantial gaps to review. These are editorial bands, not a regulator’s scoring system.
Guidance sources checked 10 September 2026. Laws, exemptions and transition dates can change. Consult the authority for your property and seek advice on uncertain or disputed matters. This checklist is not exhaustive and excludes rooming/boarding, holiday lets, social housing and specialist arrangements.
