Explain the different calculation/storage models behind public rental tools.
The tools have different storage
Do not transfer a privacy or recovery assumption from one tool to another.

Cash flow calculation
The selected rent frequency is annualised by 52 for weekly, 26 for fortnightly, 12 for monthly or 1 for annual. Vacancy reduces the annual rent only; entered other income is added separately. The annual operating cash flow is rent plus other income, less vacancy loss and the entered operating costs. Monthly figures divide the annual result by 12.
Optional finance is shown separately: mortgage interest, principal and other finance amounts reduce the after-finance projection. Principal repayment is a cash outflow in that projection, not asserted to be an operating expense or tax deduction. Property/jurisdiction selectors provide guidance rather than inserting every applicable cost.
Savings comparison
The supported current engine starts with the entered weekly whole-property rent or summed room rents, annualises by 52 and subtracts the assumed vacancy amount. The agency comparison includes management fees on estimated rental income, maintenance coordination markup and entered additional fees. RentSeekr comparison costs include the chosen monthly fee times 12 and entered additional costs.
Base maintenance cost is a common cost shown separately; the comparison difference reflects provider markup and other comparative costs rather than claiming the underlying repair disappears. Annual difference compares retained-income projections, and the monthly difference divides by 12. Defaults and assumptions must be reviewed; historical saved reports can use an earlier engine/context and should be read with their own recorded inputs.
Scores and projected results
A readiness score reports the tool’s answer/scoring model. It is not a legal certification or a weighted assessment of every applicable risk. Financial projections depend on entered assumptions and the tool’s included costs/finance model. They are not verified valuations, actual income, tax advice, lending approval or promised savings.
Saved report and token scope
Savings can retain inputs and report state on the server. The browser can store its supported access/resume context to return to that record. A private link/token is a capability for that report, not a public share URL or customer account. Changes in browser storage, expired access or an incomplete save can require its specific recovery flow.
Printing, sharing and sensitive input
Check a print/report before sending it elsewhere; it can contain entered personal or financial assumptions. Keep private resume/access links out of public search, screenshots and contact text. Public listing sharing is a separate feature. A report download does not make a private calculation public.
Recovery and limitations
Recheck units, blanks, time assumptions and included costs if a result is unexpected. Reopen the existing saved report after an uncertain save rather than creating another. Use Contact with a nonsensitive issue description if access recovery fails. No calculator action collects rent, lodges documents, enables accounts or gives a compliance guarantee.
