VICTORIA · PRACTICAL WORKFLOW

A Victorian tenancy, with the responsibilities in view.

Use this alongside the product tour to understand the decisions and official processes around a Victorian whole-property tenancy. RentSeekr helps organise the work; rental providers and renters retain their legal responsibilities.

Key points

Before advertising: prepare the home and disclosures

Check the rental minimum standards, required disclosures and safety obligations before offering the property. Record an accurate address, features, photos, rent and availability in the property workspace. Publishing a listing does not certify the home as compliant.

  • Check the rules applying to your property and agreement type with Consumer Affairs Victoria.
  • Arrange the required safety checks and keep their records.
  • Ensure listing descriptions and information given to applicants are accurate.

Applications: make a fair, informed decision

RentSeekr connects applications to the rental offer so you can review them in context. You make the selection decision. Follow Victorian rules about application information, discrimination and handling personal information; a product field is not permission to collect information the law prohibits.

Agreement: review the Victorian terms before signing

The RentSeekr lease workflow prepares supported Victorian agreements for review and signature. Check the parties, property, rent, dates, disclosures and attachments. Each party should understand the agreement and retain their completed copy.

  • Use the correct agreement for the arrangement. Do not assume rooming-house or long-term arrangements are covered.
  • Check electronic-signing requirements and consent for your circumstances.
  • Bond lodgement is handled through the relevant official process, not automatically by RentSeekr.

Entry: give the renter a proper opportunity to respond

RentSeekr’s Victorian entry report workflow lets the provider assess items, add comments and photos, and send the report for renter review. Renters can record disagreements before signing. Keep the completed report and evidence.

During the tenancy: messages, repairs and access

Renters can submit repair details in the tenancy workspace. Providers can assess urgency, record access and contractor arrangements, update progress and capture renter responses. Use conversations for related discussion. Keep an accurate record of the issue, communications and work. RentSeekr does not dispatch an emergency contractor or determine who is legally responsible for a repair.

  • Urgent repairs have specific Victorian rules. Follow the urgent-repair process promptly rather than waiting for an app reply.
  • Check the permitted grounds, notice and other requirements before entering the home.
  • Keep legally required notices and evidence of service separately from routine messages. An in-app message is not automatically valid service.

Rent and bond: keep the official process separate

Track rent charges, upcoming amounts and manually recorded payments, including allocations and corrections with supporting notes. RentSeekr does not collect or independently verify payments. Keep accurate payment records and use the Residential Tenancies Bond Authority process for bond matters. Renewal and periodic-agreement workflows help record the next arrangement; check the rules before proposing an increase or changing terms.

Moving out: a process, not a status change

A fixed-term end date does not, by itself, complete every legal step needed to end a tenancy. Check the applicable grounds, notice, service and timing. Arrange the final inspection and follow the Victorian condition-report and bond processes. If there is a dispute, use the current official dispute pathway.

  • Give the renter the required opportunity to attend the final inspection and follow the official guidance for completing the exit report.
  • Compare the entry evidence with the final condition, allowing for fair wear and tear.
  • Keep notice documents, service evidence, exit records and reviewed ending outcomes with the tenancy. The supplementary exit record does not replace the prescribed exit condition report. Recording an outcome does not legally end the tenancy or determine a bond claim.
