NO HIDDEN ASSUMPTIONS
Yield compares annual rental income with the property value you enter. It does not measure capital growth, borrowing costs or your personal tax position.
(Weekly rent × 52) ÷ property value × 100
(Annual rent − vacancy allowance − annual operating costs) ÷ property value × 100
Net annual operating income ÷ (purchase price + one-off purchase costs) × 100
A WORKED EXAMPLE, NOT MARKET DATA
A $600,000 property renting for $600 a week has $31,200 scheduled annual rent and 5.20% gross yield. With 5% vacancy ($1,560) and $6,000 annual operating costs, net annual operating income is $23,640 and net yield is 3.94%. Adding $30,000 purchase costs gives 3.75% net yield on the $630,000 total.
There is no universal percentage that makes a property suitable. Compare the same costs and valuation basis, and consider vacancy, repairs, borrowing, location and your wider circumstances. This calculator does not set a target or rank investments.
In this calculator, net yield is before finance and income tax. It subtracts your vacancy allowance and operating costs only. For loan interest, principal repayments and cash-flow detail, use the property cash flow calculator.
Yes. If vacancy-adjusted rent is less than the operating costs entered, net income and net yield are negative. The calculator keeps that shortfall visible.
