Getting started and account access
Understand the service, email checks and recovery.
What is RentSeekr, and is it a property manager?
RentSeekr is software for renting directly: discovering rentals, communicating, preparing applications and managing supported rental records. It does not inspect a home for you, select a tenant for a landlord or replace professional advice and the responsibilities of the people involved.
Read the guideCan I browse properties without an account?
Yes. You can browse published homes and rooms, read listing information and use public rental tools without creating an account. Saving to an account, sending a message, booking or applying uses the access checks shown for that action.
Read the guideWhy does the account page say access is paused?
Public customer sign-up and sign-in are currently paused. Public guidance and browsing remain available. Authorised existing access depends on the displayed service and record permissions; a guide or saved link does not bypass an access restriction.
Read the guideWhy do I need to verify my email before signing in?
Verification checks that you control the inbox used for your account. Follow the email instructions and use the confirmation screen to continue. It does not verify your identity, property ownership or suitability for a rental. An additional email code can be required if sign-in verification is enabled.
Read the guideWhat if I forgot my password or my verification link expired?
Use Forgot password or the fresh-verification option shown on the account page. Check your inbox and spam folder, and open the newest link in the browser that began the request. A request is not a changed password: follow the final confirmation and sign in again when instructed. Never send passwords or verification links to support.
Read the guideWill signing in lose the rental or draft I was viewing?
The supported sign-in and verification routes carry the allowed property or action destination. Return to review the existing draft or record before submitting. Account-bound drafts belong to the matching account, and browser recovery records can expire; changing accounts or clearing device storage can prevent recovery.

Shortlist confidently and understand the action you are taking.
How do I tell whether an advert is for a whole home or a room?
Check the rental type, room label, rent period and shared-space information on the offer. A room advert can show details of the whole property as context; confirm which facilities, parking and bills belong to the advertised room.
Read the guideWhat is the difference between Save and Compare?
Save keeps a rental in your own shortlist. Compare puts selected offers beside one another so you can check rent and features. Neither reserves the property, sends an enquiry or submits an application. An offer can change or become unavailable after you save it.
Read the guideDoes requesting an inspection mean I have a booking?
No. A request asks about a viewing. Registering for an available inspection session is a separate action: read the confirmation, date, location and time zone. If a result is unclear, reopen the existing booking or conversation before trying again.
Read the guideWhere does my property enquiry go?
An enabled enquiry uses the rental conversation workflow. Check Messages for the conversation, your sent message and any reply. A sent or read indicator does not guarantee a response or prove legal service of a notice.
Read the guideWhy has a saved rental disappeared or changed?
Providers can edit, pause or remove offers. A saved link, comparison or downloaded copy is not a promise that the rental remains available. Check the current advert or return to the property finder.
Read the guideApplications and documents
Know when to start, what to provide and what submission means.
How do I know whether I can apply for a rental?
Read the listing’s application card and use its offered action. Check & start checks availability and requirements before opening an application; it is not confirmation that admission is already approved. An existing draft or application opens separately, so you do not need to start again.
Read the guideWhat can I do if the provider has not finished application setup?
Use the offered interest or enquiry action to let the provider know you are interested, then return to check the listing. Recording interest is not an application or inspection booking, and does not guarantee a reply or that applications will open.
Read the guideDo I have to upload every document the provider accepts?
No. Accepted alternatives are choices, not a request to provide every option. Follow the application’s permitted purposes, renter document limits and collection stages. Use the offered alternative-document path if the standard options do not suit your circumstances. Do not send extra identity or financial evidence through public support.
Read the guideCan I reuse my details for another application?
You can prepare supported reusable application details and review what is copied into each application. Check the specific rental, requested evidence and declarations before submitting. Updating a reusable profile does not rewrite an earlier submitted version.
Read the guideIs a saved application draft sent to the provider?
A saved draft has not been submitted for assessment. Complete the required sections, review the application and use the final submission action. Check the application’s resulting status; a loading screen or interrupted save is not proof of submission.
Read the guideDoes an approved application mean I have signed a lease?
No. Application review, agreement preparation, signing and tenancy setup are separate stages. Read the actual agreement and complete its required signing and access steps. Do not treat an application status as permission to move in.
Read the guidePreparing and advertising a property
Keep the property, each rental offer and application readiness clear.
Can I create a property now and advertise it later?
Yes. A property draft or private property record is different from a published rental advert. Complete the details at your pace, then review the actual offer and its required publishing checks. Saving a property does not publish it.
Read the guideHow do I prepare applications for several rooms?
Review each advertised room as its own offer. Shared provider details and supported reuse controls reduce repetition, but you must check the arrangement, rent, bond, terms and disclosures for each room. Completing one room does not automatically complete the others.
Read the guideWhy is application setup separate from the advert?
The advert explains what is offered. Application setup records the arrangement, provider disclosures and permitted information needed for the application workflow. A published advert alone does not establish that new applications can start.
Read the guideCan I pause new applications without deleting my rental records?
Use the available application-collection control for that offer in its workspace or setup. A pause stops new submissions under that control; it is not withdrawal or deletion of applications already received. Review advert publication separately if you also want to change its visibility.
Read the guideHow much does RentSeekr cost?
Browse the current pricing and the plan or offer shown for your account. Platform plans, advertising and rent payments are separate services. Do not assume a public price makes a held checkout available, or that a return page proves a successful payment.

Understand sharing, calendar dates, private budgets and uncertain saves.
Can my landlord see my private budget, receipts or housemate splits?
Private tenant finance records are not automatically given to a landlord or housemate. Sharing a receipt, export or financial detail through a message or another service is a separate disclosure. Check the audience before sending a copy.
Read the guideDoes recording a housemate settlement send money?
No. A split and settlement entry records the information you enter. It does not transfer money, notify the housemate, change the rent in a lease or prove the landlord received a payment. Check the payer, amounts and actual payment evidence.
Read the guideDoes a calendar event count as an inspection booking or legal notice?
A calendar is a view or external copy of a record. Check the source booking, entry arrangement or notice evidence. An event alone does not establish permission to enter, legal service or completion of a task. External calendars can refresh later than RentSeekr.
Read the guideWhat should I do if a save or upload is slow or interrupted?
Keep the page or recovery reference where possible, then check the existing record and its latest state. Use refresh-only recovery after a confirmed save; do not repeatedly submit while the outcome is unknown. Follow the particular workflow’s retry or correction control.
Read the guideIs uploading photos the same as completing a condition report?
No. Photos are supporting evidence. Follow the report’s required form, participant, review and signing steps. Uploading a file does not prove that everyone received the report or met a legal deadline.

What is the difference between Help Centre and Product Docs?
Help Centre gives practical steps for completing a task or recovering from a problem. Product Docs explains records, permissions, statuses and limits behind those actions. The two link together so you can move from a quick answer to the relevant detail.
Open Help CentreDoes closing my account delete every rental record?
Not necessarily. Signed documents, shared records, financial history and security evidence can have a separate lawful retention basis. Available deletion or deactivation controls explain their effect. Use the privacy contact form for access, correction or a review of retained information.
Read the privacy policyIs all my information stored only in Australia?
No. Primary Supabase hosting is in Sydney, Render application servers process information in Singapore, and Resend stores email data in the United States. Support, logs, delivery networks and optional integrations can involve other countries. The privacy policy explains these distinctions.

Use the contact form with the screen name, what you tried and a nonsensitive listing or record reference. Do not include passwords, one-time codes, identity documents or unnecessary financial details. For immediate danger, use appropriate emergency services; the contact form is not emergency dispatch.
