How to advertise a rental property

A strong rental advertisement helps the right applicants understand the offer quickly. Accuracy and a dependable next step matter more than hype.

Prepare the offer before the copy

The listing should reflect a real, ready offer. If a repair or inclusion is uncertain, resolve it or describe the position accurately.

  • Set the fixed asking rent and proposed availability.

  • List utilities, furniture, parking, storage and other inclusions accurately.

Write a useful headline and opening

Lead with the property type, broad location and one or two material features. The opening should tell the reader who the layout may suit without making assumptions about protected personal characteristics.

  • Use concrete features instead of “must see” claims.
  • Avoid all capitals, keyword repetition and unexplained abbreviations.
  • Do not describe nearby amenities or travel times you have not verified.

Describe the property in decision order

Move from layout to condition, main living areas, bedrooms, bathrooms, outdoor areas, parking, storage, climate control and inclusions. State material constraints and shared areas. For rooms, explain common spaces, occupancy and utilities.

Use representative rental photos

  • Photograph clean, well-lit rooms from a natural viewpoint.
  • Show the exterior, living area, kitchen, bedrooms, bathrooms and relevant outdoor or shared areas.
  • Keep a logical room order and use descriptive alternative text.
  • Remove documents, faces, number plates and private possessions where practical.
  • Do not stretch images, replace views or conceal damage.

Publish complete practical details

  • Weekly rent and any lawful mandatory charges
  • Availability date and proposed agreement details
  • Inspection or enquiry instructions
  • Accessibility details only when verified
  • Pet, utility and furnishing information stated consistently with local rules
  • Energy or compliance disclosures where required

Choose channels and manage responses

Compare reach, cost, listing controls and applicant experience across property portals, local networks and direct channels. Use a canonical property page when available and keep details consistent everywhere. Close or update advertisements promptly when availability changes.
