Plan features, capacity and billing periods
Understand the plan inclusions, application viewing capacity, tenant discovery timing and renewal/cancellation controls.
Property advertising
The plan catalogue shows how many properties can be advertised under that plan. Private drafts and retained records stay available. Publication requires the property, media, intake and current access checks.
Room listings
Room allowances apply to advertised rooms within a property. Each room can have its own rental offer, media and availability. A room is not a separate exemption from its property or tenancy requirements.
Standard advertising
Eligible publication places an offer on RentSeekr. Check the actual listing status, dates and audience. A saved draft or an advertisement does not guarantee an application or executed agreement.
Boosted advertising
Boost placement is a separate capability. Availability, any included allowance and separate purchases follow the current catalogue and enabled workflow. A plan description does not start or purchase a boost.
Plan and workflow boundaries
A subscription provides capacity; each workflow retains its own permissions.

Tenant messaging
Standard has no plan message-count quota. All messaging still requires the supported conversation access, recipient consent/membership and block/abuse checks. A stored message or read marker is not formal notice service.
Tenant discovery
Renter discovery is opt-in and initially Victorian. Standard receives applications; Plus searches one suburb and rental type at a time. Premium adds multiple suburbs, nearby public-map areas, budget and move-in filters. Plus initial discovery messages and rental invitations are delivered 24 hours after Send. Premium initial outreach is immediate. If the renter applies to the relevant rental during that wait, automatic delivery stops and the landlord chooses Send now or Cancel in Messages. Existing conversations and recipient consent remain in place.
Applications
See up to the displayed application allowance per listing, or unlimited when the catalogue says so. Additional applications can be received; their identifying details remain locked until viewing capacity is available. Separate listing purchases/grants keep their own terms. Renters do not buy landlord subscriptions or pay an application-processing fee. Private documents and state-specific evidence rules retain their own access gates.
Rental agreements
Agreement preparation, review, signing and execution have separate participant permissions and signing requirements. A plan capacity or payment record does not itself execute an agreement.
Managed properties
Management capacity applies to the eligible managed tenancies in the current access contract. Handover and activation remain separate workflows. Existing tenancy records and authorised conversations are retained when capacity changes.
Rent tracking
Manual records, verified provider records and forecasts are distinct. A forecast is an estimate and an entered rent payment does not certify a bank transaction. Financial processing retains its separate release gates.
Documents
Supported private documents follow their record audience, retained versions and download permissions. Plan access does not grant another person’s application, identity or evidence records.
Multiple users
Collaborators need explicit permissions for their records. A plan allowance does not make every employee, landlord or tenant an authorised participant. Availability is shown in the current catalogue.
Reporting
Reporting works from the data and reports your account is authorised to read. Recorded figures, calculated estimates and external advice are distinct. Check the report’s date, completeness and assumptions.
AI descriptions
Where available, the assistant drafts property copy from supplied facts. Review accuracy, disclosures and publication requirements before saving or publishing. A generated description is not a property verification.
Billing periods, savings and cancellation
Annual savings compare the current annual price with 12 payments at the matching monthly price and GST treatment. Annual billing is paid upfront. The actual charge and availability are confirmed by the enabled billing workflow.
Cancel before the next renewal shown in Billing; this may not be the end of a calendar month. Cancellation must be confirmed to stop renewal. Already-paid access normally continues through the verified paid period. Cancelling an annual plan does not automatically refund the paid year; terms and applicable consumer rights still govern.
Pending requests, payment recovery, grants and Founder access retain their own status and terms. A cancellation or plan change is not complete merely because a button was clicked. Public purchases and financial processing remain subject to their existing holds.
